How we ranked renters insurance companies
The rubric weights Coverage and Settlement Quality at 30%, Price and Quote Clarity at 25%, Claims and Policy Service at 20%, Availability and Insurer Identity at 15%, and Optional Coverage and Support at 10%. We evaluated personal property, loss of use, personal liability, medical payments, deductibles, replacement cost versus actual cash value, sublimits, valuables, flood and earthquake gaps, roommate rules, and carrier identity.
We did not award points for a low monthly headline unless its limits and conditions were explained. We penalized agency pages that obscure the company writing the policy and landlord-centered products that satisfy a lease without adequately protecting the renter. App speed received credit, but it did not substitute for contract quality or human escalation.
A useful renters policy starts with an inventory and liability need. The monthly price only becomes comparable after settlement basis, deductible, sublimits, exclusions, and the legal insurer match.
1. Lemonade — best overall renters insurance
Lemonade ranks first because renters insurance is where its digital model fits best. A relatively straightforward apartment risk can be quoted and managed through the app or website, proof of insurance can be shared, coverage can be adjusted, and claims begin in the app. For a renter who knows the value of their property and is comfortable choosing limits, that workflow removes meaningful friction.
Lemonade’s June 2026 pricing page says its U.S. renters policies average about $16 per month, with prices starting as low as $5 per month, as of January 2026. Both figures are Lemonade’s own data. The $5 amount is a floor for an eligible combination of risk, coverage, and deductible—not the expected price for every renter. The $16 figure is an average across Lemonade customers, not a quote for a particular city, building, or person.
The standard coverage structure includes personal property for covered events, loss of use, personal liability, and medical payments, subject to the state form. Lemonade’s base personal-property coverage generally follows the renter beyond the apartment, while Extra Coverage can add broader protection for approved jewelry, watches, cameras, fine art, musical instruments, and other eligible valuables. Extra Coverage requires documentation and has its own conditions.
Claims begin with event details, documents, and a recorded explanation in the app. Lemonade says some straightforward claims can be handled automatically, but complex, high-value, liability, injury, theft, catastrophe, or flagged claims can move to human review. Automation is a submission and triage model; it does not override exclusions, limits, the deductible, proof requirements, or fraud review.
Lemonade has no traditional local-agent relationship and its FAQ says signup is not by phone. That is efficient for some people and a real accessibility or advice limitation for others. Product availability, optional coverage, underwriting company, and state forms can vary. Lemonade ranks first for a common renter use case, not for every roommate arrangement, high-value collection, business exposure, or service preference.
2. State Farm — best for agent support and coverage review
State Farm ranks second for renters who want a local person to review their inventory, liability, valuables, and bundle. Its current product page describes personal property, liability, and additional living expense protection, while its detailed coverage page adds personal liability, property damage to others under covered circumstances, and several state-specific additional coverages.
State Farm is especially clear about common gaps. Its current materials say renters insurance generally does not cover the building structure, flooding, intentional acts, belongings of roommates not listed on the policy, mold, or high-value property beyond applicable limits. That list is more useful than a generic “protect your stuff” promise because it prompts the renter to fix the actual exposure.
The coverage page currently describes loss-of-use protection for the shortest time required to repair or replace the premises or for the household to settle elsewhere, up to 24 months and a maximum dollar limit, subject to the policy. It also describes inflation coverage that can increase the personal-property limit with an index. State-specific forms and actual declarations control, so these features should be confirmed on the quote.
State Farm also describes liability coverage that can respond when the renter is legally responsible for bodily injury or property damage, and its current page notes typical $100,000 liability coverage with higher limits available. “Typical” is not a recommendation. A renter with assets, income, frequent guests, a dog, children, a home business, or an umbrella requirement may need more.
The agent network and broader home-auto relationship are the main reasons to choose State Farm over Lemonade. The tradeoff is a more agent-influenced workflow and no universal public price. State Farm’s bundle advertising is based on surveyed customers and cannot predict the quote. Compare the actual annual renters premium, auto change, coverage, and deductible.
3. Farmers — best for an agent-supported auto-renters bundle
Farmers ranks third for renters who want an agent to review both the renters contract and an auto bundle. Its current coverage page describes personal property, personal liability, and additional living expenses, and it distinguishes named-perils coverage from an open-perils option. It also points to separate flood, earthquake, water-backup, umbrella, pet, and valuables decisions where available.
The public renters page says coverage can cost as little as $14 per month. That is a starting floor, not an average or quote for a particular address. A renter should compare replacement cost with actual cash value, property and valuables limits, deductible, liability, guest medical coverage, loss of use, off-premises protection, roommate treatment, and exclusions before comparing monthly price.
Farmers’ local-agent model can help with inventory, proof for a landlord, liability, pet exposure, and coordination with auto. Online and app tools support quote entry, account service, and claims. The legal Farmers company, product, discount, and form can differ by state, so the quote and declarations must identify the actual insurer.
Farmers ranks below State Farm because its public renters terms and company structure require more verification, but above Allstate for shoppers who can use its specific renters quote and a matched auto bundle. The placement is based on coverage and operating model—not the affiliate relationship or the advertised $14 floor.
4. Allstate — best for optional renters coverage
Allstate ranks fourth with a clear standard coverage set and a useful menu of additional protection. Its renters page describes personal property, additional living expenses, personal liability, and guest medical coverage. Common covered causes can include theft, fire and smoke, vandalism, and specified water damage, subject to the form and exclusions.
Optional coverage can include scheduled personal property for appraised valuables, identity theft restoration, and an umbrella policy for liability beyond the renters limit. Allstate also points renters toward separate flood insurance through the National Flood Insurance Program. That distinction is important: ordinary renters insurance can cover certain sudden internal water events while excluding external flooding.
Allstate’s agent, web, and digital claims model works well for someone who wants advice and policy controls in one relationship. An agent can help compare sublimits, settlement, liability, pet exposure, and auto-bundle economics. The customer should still confirm every material recommendation in the declarations and endorsements.
The main limitation is variability. Product, price, company, optional coverage, and discounts differ by state and risk. A bundle discount is not automatically a lower household total. Record the renters premium, the auto premium before and after bundling, payment fees, and what happens if either policy ends.
Allstate ranks behind State Farm because the two serve a similar advice-oriented buyer and State Farm’s current renters documentation is more specific about several practical limits. Allstate can be the better contract when its returned quote offers stronger replacement-cost, valuables, liability, or deductible terms.
5. Progressive — best renters comparison gateway
Progressive ranks fifth because it offers renters insurance in most states and can connect property coverage with its direct or agency auto relationships. Its property-carrier page is explicit that a shopper can be matched with Progressive or another trusted carrier, and it lists separate carrier categories for renters, homeowners, condo, and other property products.
That marketplace structure creates choice but prevents a single verdict about “Progressive renters insurance.” The underwriting company, policy form, claims department, portal, complaint record, discounts, and renewal process can vary with the returned offer. Save the legal company name and NAIC number and research that entity before purchase.
A Progressive renters quote can still be valuable. The platform can surface coverage for personal belongings, liability, loss of use, and other options while showing bundle economics with auto. A current Progressive page notes that belongings can be protected in locations such as the apartment, a vehicle, or storage, but actual off-premises and storage limits depend on the contract.
Use Progressive as one route in a wider quote set. Match replacement cost versus actual cash value, property limit, liability, medical payments, loss of use, deductible, valuables, water backup, identity, pet liability, and catastrophe exclusions. If Progressive returns a partner, determine which company handles claims and whether the auto and renters policies remain separate.
Progressive ranks fifth because marketplace convenience is useful but insurer clarity and service continuity matter. It can win for an individual renter only after the specific carrier and policy outperform the direct alternatives.
6. GEICO — best for adding renters to GEICO auto
GEICO ranks sixth for a similar reason, with an even clearer agency boundary. Its renters policyholder page states that renters coverages are written through non-affiliated insurance companies and secured through GEICO Insurance Agency, LLC. The same page routes customers to multiple insurers for payments, documents, policy changes, and claims.
For a GEICO auto customer, the entry point can be convenient and may support a multi-policy discount. GEICO’s quote flow and mobile property-inventory tools can also reduce friction. The returned renters insurer still needs a separate evaluation. A strong GEICO auto experience does not establish the quality of a partner’s renters claim handling or contract.
Ask for the legal insurer before binding. Record its NAIC number, customer-service hours, claims number, online portal, financial information, renewal date, and cancellation path. Compare the complete partner policy with Lemonade, State Farm, Allstate, Progressive-returned offers, and an independent agent where useful.
The bundle should be measured in dollars. A small renters premium can unlock an auto discount, but the arrangement is only valuable if the combined total and coverage are competitive. Determine whether the discount remains if the partner does not renew the renters risk, the renter moves, or the auto policy changes.
GEICO deserves inclusion because the agency can deliver a credible policy and convenient auto coordination. It ranks sixth because the brand on the shopping page is not the company promising to pay the renters claim.

Build a personal-property inventory first
The property limit should come from what the renter owns, not the landlord’s minimum. Walk room by room and include furniture, clothing, shoes, kitchenware, bedding, electronics, tools, sports gear, books, bicycles, hobby equipment, decorations, stored items, and belongings carried away from home. Small items can create a surprisingly large total.
Record description, approximate purchase date, replacement price, serial number, receipt or appraisal, and photographs or video. Store the inventory outside the apartment and update it after major purchases or a move. A useful inventory improves both the quote and the evidence available after a loss.
Check sublimits for jewelry, watches, cash, securities, firearms, business property, collectibles, fine art, cameras, musical instruments, watercraft, and property in storage. A $30,000 personal-property limit does not necessarily provide $30,000 for one stolen ring. Scheduled or extra coverage can provide a dedicated limit and sometimes broader causes of loss.
Choose replacement cost, deductible, and loss of use
Replacement-cost coverage generally aims to pay for a comparable new item after a covered loss, subject to limits and claim procedures. Actual cash value subtracts depreciation. A five-year-old laptop, sofa, or wardrobe can produce a much smaller actual-cash-value payment than the amount required to replace it today.
Some policies initially pay actual cash value and release recoverable depreciation after replacement documents are submitted. Ask how the process works, how long the renter has to replace items, and whether any categories remain actual cash value. The phrase “replacement cost included” should be verified in the form or endorsement.
The deductible is the renter’s share of a covered property loss. It often does not apply the same way to liability or medical payments, but contract terms control. Compare a $500 and $1,000 deductible in annual dollars and consider whether the higher amount could be paid immediately after a fire or theft. Consider savings, investments, income, future earnings, frequent visitors, children, pets, bicycles, sports, and activities away from the rental. Dog-bite treatment can depend on breed, history, state, and insurer. Home-based work, paid childcare, short-term hosting, delivery activity, or business inventory can be excluded or limited.
An umbrella policy can add liability limits above renters and auto coverage when eligibility and underlying limits are met. Coordinate all policies and name every household member who needs coverage. A roommate is generally not automatically insured merely because they share the address; each unrelated roommate may need a separate policy or an approved named-insured arrangement.
Understand water, flood, earthquake, and roommate gaps

Verify the insurer and claims path
The brand that generated the quote may be an agency. Read the company name and NAIC number on the application, declarations, and policy. Use the state insurance department and NAIC Consumer Insurance Search to confirm licensing and review complaint information by company, state, year, and renters or homeowners line when available.
Save the claim-reporting number and portal before a loss. After theft, fire, smoke, or water damage, protect people first, contact emergency services and the landlord when appropriate, photograph the scene, take reasonable steps to prevent further damage, and preserve damaged property until the insurer gives instructions. Obtain police, fire, building, or maintenance reports when relevant.
Keep hotel and meal receipts, inventory evidence, estimates, communications, and a copy of the policy in force. Ask the adjuster to explain covered cause, deductible, valuation, sublimit, depreciation, loss-of-use calculation, and payment. If a decision is disputed, request the policy language and appeal or supplemental process in writing.
