How we ranked homeowners insurance companies
The rubric weights Coverage and Replacement Quality at 30%, Price and Quote Quality at 20%, Claims and Repair Support at 20%, Availability and Insurer Clarity at 15%, and Service and Policy Management at 15%. We looked for coverage that can be understood and matched: dwelling, other structures, personal property, loss of use, personal liability, medical payments, deductibles, settlement basis, endorsements, and catastrophe exclusions.
We penalized rankings that call an agency “the insurer” when another company writes the contract. We also penalized a narrow state footprint, unclear roof or water treatment, and headline prices presented without the insured address. App convenience earned credit only when policy documents, human escalation, and the issuing carrier remained visible.
A homeowners quote is a stack, not one number. Match the rebuild estimate, settlement terms, deductibles, endorsements, catastrophe gaps, and legal insurer before comparing premium.
1. State Farm — best overall homeowners insurance company
State Farm ranks first for households that want a local agent to help translate a complicated property contract. Its homeowners materials describe dwelling protection, personal property for covered perils, personal liability, medical payments, and coverage for detached structures. The basic treatment for other structures is currently described as 10% of dwelling coverage, subject to the policy and available changes.
The key advantage is coordination. A State Farm agent can review the rebuild estimate, household valuables, water backup, ordinance or law, home business, umbrella, auto bundle, and other state-specific choices. The app and web account add policy access, billing, document exchange, and claims tracking. A local relationship does not guarantee coverage or a settlement, but it creates a named review point before the loss.
State Farm’s claims workflow supports digital reporting and tracking, photos and documents, direct deposit, and communication with the claims team. Property repair programs may connect eligible customers with mitigation, roofing, flooring, or general contractors. Participation is optional and geographic availability varies. Farmers ranks second for homeowners who want an agent to connect the rebuild estimate, policy form, endorsements, liability, and an auto bundle. Its public materials describe dwelling, other structures, personal property, loss of use, personal liability, and medical payments, plus water-backup, valuables, umbrella, flood, earthquake, and other state-specific decisions.
The strongest differentiator is replacement-cost customization. Farmers describes Extended Replacement Cost that can pay up to a stated percentage above the dwelling limit after a covered loss and an optional Guaranteed Replacement Cost feature that can cover the full qualifying rebuild cost even above the stated limit. Those labels do not eliminate insurance-to-value duties, reporting conditions, exclusions, code-upgrade needs, catastrophe deductibles, or the importance of an accurate reconstruction estimate.
Farmers combines local-agent service with an online quote entry point that can show how estimated premium changes when limits change. Claims can be filed and tracked online, and documents can be uploaded through the claim workflow. The legal insurer can be one of several Farmers exchanges, subsidiaries, or affiliates, so the quote’s company name and NAIC number must be verified.
Farmers earns second place because its property options and service model are substantial. It remains below State Farm because there is no uniform national product or price and new-business appetite is address-specific. It outranks the remaining field for a homeowner who wants a detailed replacement-cost discussion and can obtain a competitive matched quote.
3. Allstate — best for endorsements and policy customization
Allstate ranks third for a broad House & Home offering and the ability to shop through local agents, online, or by phone. Standard concepts include dwelling, other structures, personal property, additional living expenses, liability, and medical coverage. Optional features can include water backup, scheduled personal property, identity restoration, yard and garden, business property, sports equipment, ordinance-related protection, and other state-specific endorsements.
Allstate also promotes Claim RateGuard, Claim-Free Rewards, Deductible Rewards, and related home extras where available. These features must be valued against the underlying contract and premium. A promise that one claim will not by itself raise price does not freeze the renewal: base rates, catastrophe exposure, rebuild inflation, property changes, discount eligibility, and other underwriting factors can still move the total.
The mixed agent and digital model is useful for homeowners who want guidance but also expect online servicing and claim tools. Allstate’s claim process supports digital reporting, documents, and tracking, while local agents can help clarify the policy relationship. The agent does not control every underwriting or claim decision; material coverage changes should be confirmed in the revised declarations and endorsements.
Allstate’s breadth creates diligence work. Selected flood and specialty products can route to affiliates or outside partners. Price and eligibility can vary by state, risk, and purchase channel. Identify the legal company, match the home form, and do not assume that an agent directory proves new homeowners availability at a specific address.
Allstate ranks just below State Farm because both can support a complex home-auto household, while State Farm’s overall agent coordination and repair ecosystem are slightly more cohesive. A superior Allstate quote with stronger roof, water, or ordinance terms can easily reverse that result for one property.
4. Lemonade — best digital homeowners experience
Lemonade ranks fourth because it makes a dense product easier to quote and manage. Its current homeowners materials describe dwelling, other structures, personal property, loss of use, personal liability, and medical payments. Lemonade’s June 2026 homeowners explainer says its HO3 includes replacement-cost coverage for personal property, an HO5-style feature that is stronger than default actual-cash-value treatment when the actual state form matches the description.
The current product page advertises prices starting at $25 per month. That number is a marketing floor, not a representative quote. Lemonade states that price depends on state, the home’s age and materials, rebuild cost, coverage, add-ons, and other risk factors. A $25 illustration should never be compared with a full rebuild-and-liability proposal for a real home.
The digital workflow handles quoting, lender and escrow coordination, policy changes, cancellation, and claim intake through the app and website. Lemonade’s claim flow asks for event information and documentation; after approval, payment can be deposited less the deductible. Automation can reduce routine paperwork, but complex fire, water, liability, theft, catastrophe, high-value, or disputed losses can require human adjusters, experts, inspections, and additional evidence.
Product availability is materially narrower than a national agent carrier and can change by state, ZIP code, and catastrophe appetite. The quote can also involve an underwriting partner under Lemonade’s current terms for certain homeowners risks. Read the legal company, state form, and claims responsibility at checkout rather than assuming the app brand always identifies the risk-bearing carrier.
Lemonade fits a digitally confident homeowner with a relatively straightforward property in an eligible area. It ranks below the agent leaders because complex roofs, valuables, business use, short-term rentals, multiple structures, wildfire mitigation, and unusual rebuild requirements often benefit from a deliberate human review.
5. Progressive — best comparison gateway
Progressive ranks fifth for HomeQuote Explorer and broad access to homeowners, condo, renters, and manufactured-home offers in most states. The quote experience can help a buyer compare available rates and coverage, and it can coordinate with a Progressive auto relationship for applicable multi-policy savings.
The most important fact is on Progressive’s own FAQ: it uses a network of home insurance companies, and the provider varies by location. Its property-carrier page says a quote can match the consumer with Progressive or another trusted carrier. That means “Progressive homeowners” is not one contract, complaint record, underwriting appetite, claims organization, or financial-strength rating.
The agency model can be useful. One application may surface an affiliated Progressive Home product or an outside carrier that fits the address. It can also create handoffs: login, billing, documents, claims, renewal, and cancellation may route to the underlying provider. Save that company’s name, NAIC number, claims contact, policy portal, and renewal date.
Do not rank a returned offer from the Progressive logo alone. Match form type, dwelling replacement estimate, extended replacement cost, personal-property settlement, roof schedule, water backup, service line, ordinance or law, equipment breakdown, matching, special deductibles, and exclusions. An affiliated policy and an unaffiliated policy can differ substantially even when both entered through HomeQuote Explorer.
Progressive is best used as a distribution and comparison tool alongside direct carrier quotes. It ranks fifth because insurer clarity and service continuity are central to homeowners coverage, particularly during a catastrophe.
6. GEICO — best for adding property to a GEICO auto relationship
GEICO ranks sixth, not because the available homeowners policies are necessarily weak, but because GEICO Insurance Agency places them with affiliated or non-affiliated companies. GEICO’s property service pages direct policyholders to different insurers and portals for billing, changes, documents, and claims. The underlying carrier has the contractual and financial responsibility.
For an existing GEICO auto customer, the agency can still be convenient. A matched property quote may create a multi-policy discount or centralized entry point. GEICO’s digital brand and phone infrastructure make the shopping route familiar, and its carrier panel can provide access to options that a consumer might not have contacted directly.
The bundle must be tested rather than assumed. A discount on auto does not prove the combined household cost is lowest, and the home and auto companies may remain separate. Compare the home policy with other direct and independent-agent offers, then record standalone auto, standalone home, and combined totals. Also determine whether a home cancellation or nonrenewal affects the auto discount.
Claims and service can follow the partner rather than the normal GEICO auto workflow. Research the exact company in NAIC Consumer Insurance Search, verify its current financial information, and store the correct catastrophe and claims contacts. A GEICO logo at the top of the funnel does not make a partner policy equivalent to GEICO auto.
GEICO is a reasonable quote source for a GEICO auto household. It ranks sixth because a “best homeowners insurer” should receive the most credit when the insurer, service path, and product are consistent and visible before purchase.

Dwelling coverage should reflect the cost to rebuild the structure, not market value, mortgage balance, tax assessment, or land value. Ask which reconstruction estimator was used, which square footage and features it contains, and whether debris removal, contractor overhead, code upgrades, and current local labor and materials are accounted for. Extended or guaranteed replacement features have eligibility, percentage, reporting, and maintenance conditions.
Other structures cover detached items such as garages, sheds, fences, and some pools. A default percentage may be too low for a large detached garage, workshop, retaining wall, or extensive fencing. Identify structures, photograph them, and request a higher limit if necessary.
Personal property needs a real inventory. Replacement cost generally pays the cost of a comparable new item subject to claim procedures; actual cash value subtracts depreciation. Ask how roof age and material affect settlement and whether the rule changes at renewal. For siding, flooring, cabinets, and roofing, determine whether undamaged portions are replaced when a reasonable match is unavailable and what state law requires.
Common endorsements to evaluate include water or sewer backup, service line, equipment breakdown, ordinance or law, extended reconstruction, scheduled property, identity restoration, home business, refrigerated property, landscaping, and increased limits for debris or other structures. Availability and wording vary; an endorsement name is not enough.
Flood, earthquake, earth movement, neglect, wear, deterioration, pests, faulty maintenance, and repeated seepage are commonly excluded or limited. Wildfire and wind availability can depend on location. NFIP and private flood policies have different limits, waiting periods, building-versus-contents treatment, loss-of-use rules, and definitions. Do not wait for a named storm to begin the review.
Compare insurer identity, complaints, and availability
Write the full legal company and NAIC number next to each quote. Then use state insurance-department and NAIC tools for licensing and complaint information. Filter by state, line, year, and company; compare several years and similar insurers. A group brand can contain multiple companies, while an agency marketplace can return an entirely different group.
Financial-strength ratings address an insurer’s capacity, not whether a particular loss is covered or whether service will be pleasant. Verify the entity, rating date, and rating organization. State guaranty associations have eligibility and limits and should not substitute for selecting a sound admitted insurer.
Availability can change quickly in catastrophe-exposed markets. A quote is not a binder, and a binder can contain inspection or underwriting conditions. Do not cancel the current policy until the replacement is accepted in writing, satisfies the lender, and has the intended effective date. If ordinary private coverage is constrained, review state residual-market options and separate wrap or difference-in-conditions needs with a licensed professional.
Prepare for a homeowners claim before it happens
Create a room-by-room inventory with photographs, video, serial numbers, receipts, appraisals, and cloud or offsite backup.
